Terms & Conditions of Your Stay

Guest Rental Agreement for All Rental Properties

This contract sets out the terms upon which the Host will provide a property to you as set out  in your booking form (“Accommodation”). This agreement is between the person who signs  this  Agreement (“You” or “Guest”) and the Host (“We,” “Us,” or “Our”). 

1. Booking Confirmation 

To reserve the Accommodation, 100% of the total amount due is required at the time of  booking. This amount is refundable if you notify us more than 14 days before your scheduled  arrival that you wish to cancel.  For bookings made within 14 days of arrival, full payment is required immediately, and cancellations will not be refunded.  If booking by telephone, confirmation will be provided once payment details are accepted. If  booking online or via email, confirmation will be provided via email upon acceptance.  Failure to make payment within the agreed time may result in cancellation and forfeiture of any money paid. Late payments may incur interest charges. 

2. Method of Payment 

Accepted payment methods include:

● Credit/Debit Card (Visa, MasterCard, American Express) 

● Bank Transfer (details available upon request) 

3. Booking Extensions 

If you wish to extend your stay, this may be possible subject to availability. Full paymentmust be made immediately upon request. Failure to pay may result in the property being  cleaned and prepared for the next guest as originally scheduled. 

4. Accommodation

This agreement grants you a license to occupy the Accommodation for the agreed periodonly. No tenancy rights are created by this Agreement. 

5. Occupancy 

The number of guests permitted is limited to the number of beds provided unless otherwise agreed in writing. Unauthorized additional guests may result in an extra charge of £100  perguest, per night, or may be required to vacate. 

6. Duty of Care and Guest Responsibility 

Guests must respect the property, its contents, and surrounding neighbours. Excessive noise,  intentional damage, or disruptive behaviour may result in immediate termination of the stay. 

● Smoking is prohibited. Evidence of smoking will result in a £2,000 penalty. 

● A fair usage policy applies to utilities. Excessive or irresponsible use will be billed  separately. 

7. Arrivals and Departures 

● Check-in: After 3 PM on the day of arrival. 

● Check-out: By 11 AM on the day of departure. Late check-outs will incur a £250 fee. Early departures will be treated as final, and no refund will be given for unused nights. 

8. Inventory / Property Care

All damages must be reported. Costs exceeding any security deposit must be paid within 7 days of invoicing. Failure to do so will result in legal action, including recovery of legal feesand interest charges. 

9. Additional Charges 

● Broadband: Free Wi-Fi is provided; no compensation will be offered for service  interruptions. 

● Cleaning: Excessive cleaning required post-departure will be billed separately. 

● Keys: Lost keys will incur a charge of £100 (plus VAT)

● Non-emergency Call Outs: Out-of-hours callouts for non-emergencies will be  charged at £150 (plus VAT). 

10. Liability 

We are not responsible for loss or damage to personal belongings, nor liable for disruptions caused by third parties or external services. Guests are encouraged to obtain personal travel  insurance. 

11. Access to Properties 

The Host reserves the right to access the Accommodation for necessary maintenance,inspections, or housekeeping, with reasonable notice wherever possible. 

12. Pets 

Pets are not permitted unless expressly authorized in writing. Unauthorized pets will incur a £2,000 penalty. 

13. Services 

We are not responsible for failure or interruption of utilities (electricity, water, broadband) ordisruptions due to repairs carried out elsewhere on the property or development. 

14. Communication 

Our team operates between 9 AM and 8 PM daily. If arriving outside these hours, arrangements must be confirmed during office hours. 

15. Charges and Damage Policy 

The lead guest is responsible for: 

● Full payment of any damages. 

● 20% administration fee for damage coordination.  

● Up to 5 nights of lost rental income if damage renders the property unrentable. 

● Relocation costs for incoming guests if necessary.  Invoices must be paid within 7 days. Interest at 8% per day will be charged on overdue accounts. 

16. Damage Deposit 

A refundable damage deposit may be required before arrival (excluding some third-partybooking sites). The lead guest agrees to its automatic deduction in the event of damages. 

17. Entire Agreement 

This Agreement is governed by the laws of England and Wales. It constitutes the entire  agreement between the parties, superseding all prior discussions or agreements. Any changes must be made in writing and signed by both parties. 

IMPORTANT: 

  •     Unauthorized early check-ins may incur additional fees. 
  •     Please ensure you are checked out by 11:00 AM to avoid penalties.
